Engineering Quote

After the design concept and design retainer have been fulfilled, Sierra Log Homes will complete a quote for a log package (if applicable) and forward the design concept to an engineer for an engineering quote. After we receive the engineering quote, SDG will forward a final cost for the full set of engineered drawn plans and an engineering sign-off sheet to the client to sign off prior to starting the structural plans.

Structural Plans

Once SDG is commissioned for the structural set of plans, we will review our calendar and schedule the drawings for an engineer to complete. A structural set of plans, or working drawings, are additional drawings that SDG develops and are necessary for builders to construct your home. These drawings are in addition to the architectural floor plans you receive in the design concept phase of plan development. SDG will start work on structural plans 1 to 2 weeks after the client has commissioned, depending on the current schedule.

Engineering

SDG will communicate back and forth on structural issues once your structural plans are turned over to the engineer for engineering. An engineer may have a set of plans a minimum of 2 weeks, and possibly 4 weeks, depending on their schedule. It is important to understand that the original concept may need modification due to specific needs of the structure. Soils, snow load, and shear issues are all considered in the engineering for a structurally sound home.

Also, during the time of engineering, an additional set of plans are sent to a firm dealing with Title 24. Title 24 is an energy calculation document that tells the contractor to comply with specific energy and additional construction requirements. This is a state of California requirement. SDG will also be completing the electrical plan during this time, which are icon specific and only depict lighting, receptacle, and switch locations.

Final Engineering Stages

After the engineer has redlined the plans and completed his calculations, SDG revises the plans and implements engineered details completing the structural drawings. The completed structural drawings are then sent back to the engineer for review. When the engineer feels confident that all structural depictions are correct, SDG will plot a complete set of vellum prints for the final plan package.
