"From design, through a Sierra engineered set of plans...comes your dream home!"

The final set of plans you submit into your county to obtain a building permit are called "the engineered set of plans or working drawings". When we complete a set of engineered plans for you, the following documents and services are provided to you and/or your builder:
- (5) sets of blueprints - (2) are engineer stamped, (3) are unstamped
- engineering booklet - these are the calculations the engineer provides
- energy calculations - California requirement (other states also) (optional service)
- site plan - California requirement (option service - see "site plan page")
- CD of the full set of blueprints - the plans are saved in a PDF format in scale so you can take them to any printing place to plot in 24"x36" paper size
- full county plan check support - no extra charges when the county is reviewing the plan
- full construction support from Sierra from start to finish - very important for owner builders
Sierra breaks the engineered plans into (2) major groupings: the architectural pages and the structural pages (engineered).
The "architectural pages" of the Sierra Engineered Plans will be labeled "A" (for architectural) or "E" (for electrical). These pages will deal with all of the building elements that are non-structural in nature. The following are the basic pages that are in a set of plans:

A1 - architectural notes - cover all type of non-structural notes of the building code

A2 - floor plans - will cover the basement, main & second floor of room layout. This layout will carry all the scaled dimensioning the builder will need for proper room, door & window placement plus the window & door sizes.

A3 - elevations & cross section - the "elevations" illustrates all (4) exterior sides of the home with certain height dimensions, roof pitches , etc. The "cross section" illustrates a cut through the home displaying key elements such as: roof & floor connections, wall heights, key dimensions, etc.

A4 - architectural details - these are individual ked drawings that illustrate important areas of the home. They are so builder knows how to construct it to code, such as: waterproofing, trim, window installation, etc.

E1 - electrical plans - this is the floor plan illustrating all of the switches, outlets, lights & fans throughout the home.Placement of outlets and their spacing are per code.
The "structural pages" of the Sierra Engineered Plans will be labeled "S" (for structural) and will carry the engineer's stamp & signature when the carry formal engineering These pages will deal with all of the building elements that are structural in nature. The following are the basic pages that are in a set of plans:

- S1 - structural notes - cover all type of structural notes of the building code & the engineer.

S2 - foundation plans - will cover the foundation design fully dimensioned. Also will have details illustrating key building elements.

S3 - floor framing plans - covers the deck, main floor & second floor framing structures. The floor framing will illustrate the size, type, grade & frequency of the building components called out by the engineer. Will also call out the hardware needed for the connections. This plan will also have key details for the builder.

S4 - roof framing plans - the roof framing will illustrate the size, type, grade & frequency of the building components called out by the engineer. Will also call out the hardware needed for the connections. This plan will also have key details for the builder.
- S5 - structural details (sample page is showing S6) - these are individual ked drawings that illustrate important areas of the home. They are so builder knows how to construct it to code, such as: framing details, shear schedules, foundation details, etc.
