This is a must have document... the site plan is the most important document a property owner can have!

The site plan is the most important document a property owner can have. Not only does it illustrate the majority of land developments, it can become the legal document for county submittal to obtain a building permit, illustrating all that you want to build and where you want to build it... to scale. This service is best used before land development. However, if your land is already developed, it is a great document to illustrate all that you have developed.

This document grows with your project, and Sierra gives it the ability to evolve by allowing you, the client, to submit revisions to the base site plan as development ensues or is planned for.



The following explains what the Sierra Site Plan Service steps are: how you benefit from them and how you benefit from Sierra.

Why is a Site Plan So Important?

From a technical standpoint, the formal documentation of your land is crucial because it becomes the canvas for all of the future work to be performed or documents all that has been developed. Besides reflecting the boundaries of your land, the site plan illustrates what utilities exists, where the home can be built, any other key structures, and becomes the worksheet for future land development.

Basic parcel information tends to be limited and/or very difficult to read. So quite often a client will get a surprise when the project of building a custom home initiates and land issues start to become apparent: where to place power lines, septic systems, roads, view placement, etc. That's where the Sierra Site Plan Service comes in!

How Does The Sierra Site Plan Service Work?

Sierra breaks the Site Plan Service down into (6) natural sequential steps. Each step is a service that forms the drafting process that yields the most up to date site plan document:

1.Project fact finding - accumulating & organizing all the existing site information

2.Site visitation - seeing the site through the eyes of the potential home placement & land use
3.Initial plotting of key elements on the land - visualized through accurate CAD drafting in scale
4.New developmentis drawn on site plan (owner) - CAD drafted 24"x36" prints in scale becomes worksheet for "mark ups"
5.Site plan revisions - plan is updated by Sierra as work is completed over time (up to 6 revisions)
6.Professional service integration - personalized "teamwork" service from the Sierra group from start to finish

 

As you can tell, the Sierra Site Plan evolves as your land improvement and/or planning takes place... it's a proven process of paying attention to detail... the details that make your land development precise and accurate!

Accurate CAD Drafted Site Plans (primary property elements)

The "Initial plotting" (step #3) is the main focus of the service. The objective is to illustrate all of the boundaries, setbacks, utilities and key site elements documented into one scaled document. Whether the service is done before the project is done or after the project has been completed... the outcome is the same... a formal document that will always exist for you and the future owners of your land. The following is a list of the primary elements that are plotted onto your site plan:

  • Property information (address, assessor parcel number, ownership, etc)
  • Property boundaries, easements and setbacks, NORTH arrow and street notes
  • Utilities - power lines, well, water lines, septic fields, etc
  • Existing buildings, roads and driveways that are key to the property
  • Anything that is underground

The Sierra Site Plan is Updated as You Develop or Plan (secondary property elements)

Secondary elements are usually placed on the site plan after it is created. The site plan is used as a worksheet to draw on: where and what you are doing or have done. The "marked up" document is then sent to Sierra for an update revision and then sent back to you as your new revised site plan. The following are secondary elements (they can be either "proposed" or "newly built"). After the initial site plan is completed, Sierra allows you to submit for (6) revisions anytime you want, before any additional fees are charged:

  • Buildings
  • Driveways
  • Well
  • Septic system
  • Solar fields
  • Anything underground
  • Topographic lines - hand drawn or from a surveyor
  • Key landscape elements - large trees, etc

How Exactly Can I Use These Documents?

This is a formal document that formally illustrates your land and key elements on the land. It is plotted onto a 24"x36" blueprint size paper in the appropriate scale that fits the site size and page. You are also given a PDF file of the site plan that can be printed on any size paper or in large format from any printer that can plot that size of paper. You can use this document to cover many of the project needs that must be accomplished and/or created to move the project to the next stages:

  • GRADING - planning & estimating
  • LAND DEVELOPMENT - planning & estimating
  • LAND USE DESIGN - planning & estimating
  • EROSION CONTROL - planning
  • VEGETATION REPLANTING - planning
  • WATER RUN-OFF PLAN - planning
  • LANDSCAPING - planning & estimating
  • CONSTRUCTION LOAN - these become the formal documents the banks needs to get a loan
  • APPRAISALS - these become the formal blueprints the appraiser needs
  • VARIOUS OTHER PERMITS - septic permits, power company, etc
